Property assessments in the City of Medicine Hat reflect the market value of each property as of July 1, 2018 (and the condition of the property as of December 31, 2018) as required by the Municipal Government Act which is set in place by the Provincial Government. The assessments are prepared solely for municipal taxation purposes and should not be used as a proxy for a fee appraisal.

Hotels and Motels in the city are primarily valued using the income approach to value. This valuation approach capitalizes a property’s stabilized market typical net operating income to come up with an estimate of market value. The valuation formula for properties assessed using the income approach is:

Market Value = Net Operating Income ÷ Capitalization Rate

If you would like a hard copy of the valuation report for another property in the city you must fill in the following form and return it to the Assessment Department. There is a $38 fee for this request.
