The Impact of Our City Centre Vibrancy Program
Downtowns don’t transform overnight. They evolve through a series of decisions (by businesses, property owners, and the community) to invest, build, and believe in the future of a place. Medicine Hat’s City Centre Vibrancy Program is helping make those decisions easier, and in doing so, it’s building real momentum in the heart of the city.
At its heart, the program addresses one of the biggest barriers to the on-going revitalization of our downtown core: cost.
For many business and property owners, upgrading older commercial buildings is neither simple or inexpensive. These renovations often go far beyond cosmetic improvements as these older buildings can often require major work that easily pushes the overall cost into the tens–or even hundreds–of thousands of dollars. While these are necessary investments, they can be difficult to justify from a business perspective, particularly when returns are uncertain.
As downtown business owner Andrew Fast explains:
“Renovating older commercial buildings downtown often involves expenses far beyond basic maintenance. Many of these properties require structural, electrical, and exterior upgrades that quickly add up to tens of thousands of dollars.” That’s where funding opportunities like the Vibrancy Program can make a meaningful impact.
Enabling Investment in Downtown
Through a combination of grants and financing, this program – now in its second year – helps reduce the financial burden and gives business owners the confidence to move forward with projects that might otherwise be delayed–or not happen at all. In Andrew’s case, the CCVP grant covered about 1/5th of the total renovation costs for his commercial building. That kind of support doesn’t eliminate the challenge–but it makes investment more attainable. For many, it’s the difference between action and hesitation.
“For small business owners and landlords, those costs can be difficult to justify or recover. That financial pressure is part of why some buildings remain in need of upgrades. The incentive program helps reduce that barrier and encourages owners to move forward with improvements rather than delay them.”
For any business, even relatively straightforward upgrades can carry significant costs. Commercial storefront improvements, for example, are often far more expensive than expected.
“Replacing a commercial storefront window is not a few hundred dollars – it can easily run into the thousands. Those types of costs add up quickly.”
With support from the program, those improvements become more realistic, achievable, and justifiable from a business strategy perspective. Enabling businesses to invest in creating attractive commercial spaces downtown helps them meet modern expectations that remain financially viable.
“The grant allowed us to move ahead with improvements confidently and invest in a space that reflects the quality and professionalism we are expected of.”
How Our Downtown is Changing
As more businesses take advantage of the City Centre Vibrancy Program (and others like it), the building impact on the look, feel, and energy in downtown Medicine Hat is becoming increasingly apparent for businesses and the public alike. There are more upgraded storefronts, more participation, and a growing sense that the downtown core is moving in the right direction.
Andrew notes that progress is happening: “There have been some improvements in building upgrades and business participation, which is encouraging.”
For businesses, belief and confidence in downtown is shown in the way that their clients and customers experience the overall space–whether they feel comfortable visiting, whether the environment reflect a sense of civic accomplishment, public and private investment, and if there is a tangle sense of forward momentum felt within the community.
“A thriving downtown means confidence. For my business, it means being located in an area that clients feel comfortable visiting and that reflects pride and investment. It would signal that the city is on a strong trajectory and that local businesses are worth backing.”
For the community, the impact extends even further. A strong downtown supports economic growth, drives businesses to invest (and stay) local, encourages residential development, creates new jobs, and installs a vibrant sense of community and pride.
“For the community, a strong downtown creates energy, jobs, residential growth, and a sense of place. More people living downtown, more businesses operating, and more consistent activity throughout the day and evening would change everything.”
Laying the Groundwork for Future Change
The City Centre Vibrancy Program is helping lay the groundwork for that kind of transformation. By reducing financial barriers and encouraging investment, it’s enabling real progress–one project at a time. Looking ahead, there is an opportunity to build on this momentum.
The path forward is clear, and the potential is real. Over just the last ten years, Medicine Hat’s downtown area has seen significant changes as a growing cultural hub within the region. Storefronts once shuttered and empty have come alive as we continue with our economic development plans for the area.
Through programs like this–and the continued commitment of local businesses–Medicine Hat’s downtown is not just improving. It’s building the confidence needed to thrive.
