Home Insulation

For optimal energy efficiency, your home should be properly insulated from the roof down to its foundation.

This slows the rate of heat loss, resulting in improved energy use and can help save money by keeping warm air in during the winter and cool air in during the summer.

Eligibility criteria

Requirements specific to each area of the home are listed in the sections below. Be sure to read through each section to make sure you qualify.

Improving and increasing insulation in these areas of your home reduce heat loss thereby reducing load on the heating and/or cooling system. This upgrade can also improve airtightness. 

Attic

Achieve a total minimum insulation value of R-50.

Rebate amount:

  • $1,200 if pre-renovation R-value is less than R-12
  • $600 if pre-renovation R-value is R-12 or greater, but less than R-25
  • $200 if pre-renovation R-value is greater than R-25, but less than R-50

Flat roof and/or cathedral ceiling

Achieve a total minimum insulation value of R-28.

Rebate amount:

  • $600 if pre-renovation R-value is less than R-10
  • $400, if pre-renovation R-value is R-10 or greater, but less than R-20
  • $200, if pre-renovation R-value is greater than R-20, but less than R-28

For rebate purposes, homes with low sloped roofs with a pitch less than 3:12 (rises less than 3 inches for every 12-inch horizontal distance), as indicted in the pre-renovation EnerGuide Home Evaluation Home Owner Information Sheet, are considered a flat roof.

Achieve a total minimum insulation value of R-21 on above-grade walls separating the conditioned and unconditioned space. 

Rebate amount:

  • $2,250 if pre-renovation R-value is less than R-12
  • $1,500 if pre-renovation R-value is R-12 or greater but less than R-21

A minimum insulation value of R-12 must be added to basement walls (including headers) and floor (unheated slab only) to achieve a total insulation value of at least R-16.2.

For rebate purposes, crawl space walls and floor are considered to be the same category as basement walls and floor. 

Basement walls (including headers)

Rebate amount: $500

Basement floor (unheated slab)

Rebate amount: $250

Achieve a total minimum insulation value of R-26.5 across the entire exposed floor area (minimum of 100 square feet). This can include overhangs and floors above unheated spaces such as an unheated garage.

For rebate purposes HAT Smart considers exposed floor and crawl space ceiling to be the same rebate category.

Rebate amount:

  • $400 if pre-renovation R-Value is less than R-10
  • $200 if pre-renovation R-value is R-10 or greater, but less than R-26.5

Rebates are determined based on the single home criteria, and then calculated as follows:

  • 75% rebate eligibility (semi-detached and end row-house units)
  • 50% rebate eligibility (middle row-house units)

NOTE: This calculation applies to attic/flat roof, exterior walls, basement/foundation, and exposed floor. Additional wall insulation between individual units does not qualify for a rebate.

Attach all required documentation, as outlined below.

Omission of required documentation will result in an incomplete application, which will be declined by HAT Smart. A new application will be required and placed in the queue for processing based on the date it is received by HAT Smart. Payment will not be made if funds are fully subscribed.

Receipts

All receipts and invoices must be dated between January 1 and December 31, 2025 and include:

  • A detailed description of the project
  • Pre- and post-retrofit R-values for each area
  • Total costs

Proof of payment is required for each receipt/invoice.

Other rebates

Confirmation of rebate amounts received, or to be received, from complementary municipal, provincial, and/or federal government programs.

Rebate amount

Maximum rebate value per home, per homeowner, for insulation projects is $2,500.

All rebates listed are the maximum amount you can receive for each area of the home you choose to insulate and will be adjusted by the total percentage of insulated area.

Therefore, if you insulate 80% of the area, you would qualify for 80% of the listed rebate amount.

To qualify for a rebate under the Existing Home Incentive Program, new insulation must cover a minimum of 20% of the total specified area unless otherwise specified.

This service is conducted prior to beginning your project, and includes the following:

  • Home Owner Information Sheet
  • Energy Label
  • Renovation Upgrade Report

A detailed quote should include a description of your products and purchase including:

  • R-value of new insulation
  • Project area (in m2 or ft2)
  • Total costs

Contractor invoices shall reference the original quote(s) and receipts must show full payment has been made to the installer.

All invoices and receipts must be dated between January 1, 2026, and December 15, 2026.

This service is conducted following project completion and includes the following:

  • Home Owner Information Sheet
  • Energy Label

Requests for Rebate which do not include the required information and documentation will be rejected by HAT Smart. A new Request for Rebate will be required, which will be processed in the order it is received.
